Apple Expands Again With New Construction In Santa Clara, CA

Is Apple running out of room in Cupertino proper? Perhaps, as new details have emerged that show Apple planning to occupy a new site that could contain 1,200 workers or more in Santa Clara, CA. Developer Peery Arrillaga has made a deal with the Cupertino-based tech company to custom tailor a two-building office campus, currently under construction at the north side of Stevens Creek Boulevard, just a few minutes from Cupertino city limits.

According to the Silicon Valley’s local paper, Mercury News, multiple sources have claimed that Apple has leased nearly 296,000 square feet in a deal that includes the demolition of currently standing buildings. Both new buildings will be six-story office towers, according to Santa Clara’s economic development officer, Ruth Shikada.

The new deal is in addition to a campus in Sunnyvale, which has several leases that total 1 million square feet that could locate 5,000 people for Apple.

“What Apple is doing is one of the highest levels of expansion we have seen for any company,” Todd Shaffer, a senior vice president with the Santa Clara office of realty firm, Cornish & Carey Commercial Newmark Knight Frank, told the paper.

The new expansion could actually be for new or existing workers until the new, fancy spaceship campus, currently delayed until mid-2016, is up and able to house all these employees. Ultimately, the plan is to locate up to 14,000 workers at the giant, round, custom campus building that Steve Jobs pushed through the Cupertino city council before his death last year.

According to other sources, Apple is signing 7 to 10 year leases for the new office space, a move that puts it in line with the mid-2016 timeline.

“This Santa Clara project is a build-to-suit for Apple. You don’t go to that level of commitment unless you have a longer-term plan to occupy that building,” Shaffer said.

The first building is currently under construction, and will be 188,000 square feet when it’s completed in mid-2014 as planned. The second building is expected to be 108,000 square feet, but has no start date for construction as yet.

Long term plans are a good thing, and point to Apple’s continued commitment to stick around, innovate, and continue to kill it with its popular technology products.
