Apple continues San Jose expansion with another big lease

Apple has been making some big moves in the north San Jose real estate market lately, and the company just added another big property to its holdings with the leasing of a new site that could hold up to 3,000 workers.

Multiple sources have told the Mercury News that Apple has grabbed the 202,000-square-foot building at 2509 Orchard Parkway near Trimble Road in San Jose. The building is still under construction, but Steelwave, the realty firm that owns the leased building and nearby empty acreage, could build two more office buildings on the land.

Construction on Apple’s gigantic spaceship campus is scheduled for completion in 2016, but the company is growing so fast it’s gobbling up office spaces in downtown San Francisco to go with the massive development site it’s creating in San Jose.

The new San Jose building is being marketed by Steelwave as ‘Tech Place on 101.’ It features a full-service cafe, fitness center, a running trail next to the Guadalupe River, and floor to ceiling glass with 360 degree views.

Apple now controls several large parcels in north San Jose, stretching from First Street to Highway 101, and Orchard Parkway to Component Drive. If Apple develops all of the properties it’s leasing in the area, it could build enough office space to accommodate 20,000 employees, making the San Jose center more packed than the spaceship, which will only hold 13,000 employees.
